Property Management

Management Services

Unlike many other agents who offer various packages that go up to so called 'gold standard' to allow them to charge around 1,000€ per year, we offer just one level of service which is always a gold standard.

For this we provide a management service that includes:

● A regular property inspection
● Reports of defects or problems including photographs if appropriate
● Key holding
● On site agent in Spain
● Obtain estimates from trusted professional for any works or improvements
● Contact for your guests
● Property Preparation (We will always make sure that every property has toilet rolls, working light bulbs and batteries for remotes)
● For those clients who wish to let their properties we also include advertising on a minimum of 2 major property web sites for no extra charge.

Cleaning Services

As with our management fee, our cleaning charges are clear and fair.

The charges are based on the property size and incorporate the linen and towels.

The only variation of these charges will be where a property may have additional external areas, rooms or beds. In these circumstances charges will be agreed between individual owners and the area office.

Rental Services

For those owners who chose to let their properties out we also provide the following services:

● Information Folder for the Property
● Promotion
● Booking Process
● Rent and Bill collection for long term tenants
● Directions and maps provided direct to the property

Where Property Hounds obtain the rental on behalf of the owner we charge a small commission is taken.
We provide the following as part of the rental agreement:

● Free consultation for owners to determine individual property needs.
● “For Rent” Boards provided upon request for free.
● Holiday and long term rental agreements for all lettings
● Security deposits taken for all bookings

Other Services

Meet and Greet Services – Where owners require us to meet their guests with keys and collect then on departure.

Car Hire – We can provide car hire quotes and make the bookings if required.

Gardening - In respect to the work involved we can either offer the service in house or contract the work out.

Pool Cleaning – All maintenance work is carried out by professional pool personnel.

Professional Services – We work with professionals in all fields and can obtain quotes for any work that may be required including, Electrical, plumbing, air conditioning, shutter repairs, domestic equipment including washing machines and refrigerators, building work, locksmith and decorating.

We also source household goods and furniture upon request.

Prices for our additional services can be provided upon request.

Why do you need a professional property management company?

Whether you intend to let your property out or just keep it for yourself you really should consider the implications of not using a professional service.

Just some of the things that could happen to your property whilst left empty:

● Break in
● Water leak can be from your property or into it from a neighbouring property.
● Electricity or water cut off
● Insect Infestation
● Water penetration
● Damp or mould growth

Any one of these left unattended could lead to a very nasty surprise or expensive bill when you next visit your property.

If you are letting your property out, can you really take the risk of giving out keys and hoping that that everything will be alright when guests or yourself arrives?

If you decide to cut your costs and rely on a helpful neighbour or someone you know who looks after a few other properties will they be able to handle an emergency?

If the boiler blows or the water is cut off when you have guests in the property, will your helpful neighbour be prepared to pay out for an emergency repair or have a service reconnected?

If the person holding your keys is not a legally registered business do you understand the consequences of entrusting your property to such a person?

In the event of your property being burgled, your insurance will be invalidated if the company learns that such a person has keys to your property. Should the police become involved, the non registered individual could be fined for tax evasion and charged for illegally running a business.

If any of the events listed above occurs how will you resolve them from another country?

For just 6.34€ per week we can offer peace of mind and a means of dealing with these problems should they occur and, even more important, prevent some of these problems occurring in the first place.
